REITs are formed to be full-time employment for management, not get high performance for the investor. After many decades in this business, i have never heard a client say, "i made $Ms investing in REITs". I suggest that REITs and annuities have similar spectacular sales features, but little or no ACTUAL economic merit.

I think I've rarely seen so many red flags pop up at a short notice.
Then again, the analysts I follow tend to mention stocks they recommend, not stocks to absolutely avoid.
